Almost never. We stage the works by zone and decant teams internally, usually once. Where a space genuinely can’t be occupied during works we’ll say so early and plan short-term alternatives with you.
Usually, once you count a new fitout, moving costs, make-good on the old tenancy, downtime and the risk of a worse floor plate. We’ll model both honestly โ sometimes moving really is the right answer.
We read the lease, price the make-good properly, and negotiate the scope with the landlord where the requirement is ambiguous โ which it very often is. It’s frequently a lever in renewal talks.
Noisy demolition, drilling and floor works go after hours or on weekends. Daytime works are quiet trades behind sealed hoardings. Most clients report the biggest disruption is the excitement, not the noise.
Yes, and it matters more than people expect. Works applications, inductions, after-hours access, lift bookings and services isolations all run through the building manager. We have those relationships across Victoria already.
